Tile Roof Repair and Replacement in Santa Clarita
Concrete tile covers a large share of homes in Valencia, Saugus, Stevenson Ranch, and Castaic. We connect you with one independent local roofer who works on tile.
Concrete tile is one of the most common roofing materials in the Santa Clarita Valley, especially on tract homes built from the 1980s through the 2000s. The tiles themselves are durable, but they are not the waterproof layer. The underlayment beneath them is, and in this hot, sunny inland climate that layer often wears out well before the tiles do.
Why do tile roofs leak if the tiles look fine?
Tile sheds most rain, but some water always gets under it, especially in wind-driven storms. That water is supposed to run down the underlayment and out at the eaves. Older felt underlayment dries, shrinks, and cracks over time from heat, particularly on south- and west-facing slopes. Once it splits, water reaches the deck. Flashing at walls, valleys, and penetrations can also rust or come loose. That is why a tile roof can look perfect from the street and still leak.
What is a lift and relay?
In a lift and relay (also called remove and reset), the roofer removes the tile, stacks it on the roof or the ground, replaces the underlayment, adds or replaces battens if needed, installs new flashing and vent components, and sets the original tile back in place. Broken pieces are replaced with matches or close substitutes. For many Santa Clarita homes, this is the main way a tile roof gets "replaced." It can be done on part of the roof, such as one slope that leaks, or on the whole thing.
How are cracked tiles handled?
- Matching: concrete tile profiles and colors have changed over the years, and sun fades the originals. Roofers may use salvaged tile, a current product in a similar profile, or move original tile from a less visible slope to the front.
- Spare tiles: if the builder or a past owner left spare tiles in the garage or side yard, tell the roofer.
- Foot traffic: tiles crack when people walk on them the wrong way. Solar installers, satellite techs, and HVAC crews are common sources. Ask any trade working on your roof to be careful, and look for damage afterward.
What should I ask about underlayment?
- What type of underlayment will be used, and how many layers?
- Will battens be replaced, and will the system allow drainage under the tile?
- How will valleys, roof-to-wall joints, chimneys, and skylights be flashed?
- Will the bird stop or eave closure be replaced? In fire zones, ask whether the eave and ridge details meet ember-resistance requirements.
- What happens if rotted deck is found, and how is that priced?
Switching from tile to something else
Some owners replace tile with lighter roofing. That can work, but in HOA neighborhoods it usually needs architectural committee approval, and many associations require a tile look. In fire hazard severity zones, the new roof assembly generally has to be Class A. Switching the other way, from shingle to tile, can add significant weight; ask whether a structural check is needed. See roof replacement.
Clay tile
Clay tile appears on some Spanish-style homes and custom properties around the valley. It is heavier and more brittle underfoot than concrete, and replacement pieces can be hard to match. The same principle applies: the underlayment and flashing beneath do the waterproofing.
Tile roofs and wind
Santa Ana winds can lift loosely fastened ridge, hip, and edge tiles. Tiles that are only set in mortar at the ridge sometimes crack loose over time. After a strong wind event, look from the ground for displaced tiles, and see wind and storm damage if pieces are on the ground.
Hiring a tile roofer
Ask how much tile work the roofer does, and request photos of the underlayment condition before and after. Check the license at cslb.ca.gov, ask for proof of liability insurance and workers' compensation, and get the scope in writing. We don't publish prices; tile work varies with roof size, pitch, tile breakage, and deck condition.
Frequently asked questions
How long does tile roof underlayment last?
It varies by product, installation, slope orientation, and heat exposure. Older felt underlayment on many local tract homes is now reaching the point where leaks start. A roofer can lift a few tiles and show you its condition.
Can I walk on my tile roof?
It's best not to. Concrete tile cracks when stepped on in the wrong spot, and tile is slippery. Let the roofer inspect it.
Do I need to replace all my tiles?
Usually not. Most concrete tile can be reinstalled after new underlayment goes down. Only cracked or broken tiles are typically replaced.
