Roof Inspection in Santa Clarita
Buying, selling, renewing insurance, or just worried before the rains? We connect you with one independent local roofer for an inspection.
A roof inspection is a roofer's assessment of your roof's current condition: the roofing material, flashing, underlayment where visible, ventilation, gutters, and the attic underneath. It is useful before buying or selling a home, when an insurer asks about the roof, after a windstorm, and before the rainy season, which in the Santa Clarita Valley mostly runs from late fall through early spring.
What does a roofer check?
- Roof covering: cracked, slipped, or missing tiles; curling, cracked, or bald shingles; blistering or open seams on low-slope sections.
- Underlayment: on tile roofs, a roofer may lift a few tiles in representative spots to see whether the underlayment is still flexible.
- Flashing: at walls, chimneys, valleys, skylights, and vent pipes.
- Penetrations: solar mounts, satellite dishes, and HVAC lines.
- Ventilation: intake and exhaust vents, and whether vents are ember-resistant in fire hazard zones.
- Gutters and drainage: clogged gutters, downspouts, and where water is directed.
- Attic: stains, daylight through the deck, damp insulation, and signs of pests.
Roof inspection vs. home inspection
A general home inspector usually looks at the roof as part of a whole-house inspection, often from the ground, a ladder, or with a drone. They may recommend a roofer for a closer look. A roofing contractor focuses only on the roof and can usually say more about remaining life, repair scope, and how a tile roof's underlayment is holding up. Many buyers get both.
Inspections for buying or selling
For buyers, a roof inspection can turn a vague concern into a specific repair scope you can negotiate around. For sellers, an inspection before listing can avoid surprises in escrow. Some roofers offer a roof certification after any needed repairs; ask what it covers and for how long, and get it in writing.
Inspections for insurance
Insurers in fire-prone parts of California have been paying closer attention to roof age, material, and condition. If your insurer asks for roof information or photos, a roofer can document it. We can't tell you what an insurer will accept. Ask your insurer exactly what they need, and see the California Department of Insurance for consumer help.
After a windstorm
After strong Santa Ana winds, look from the ground for tiles or shingles in the yard, lifted edges, or displaced ridge caps. Don't climb up. If you see damage, see wind and storm damage.
Fire readiness check
If your home is in a mapped fire hazard severity zone, an inspection can also flag ember entry points: open gaps at the eaves and ridge, unscreened or non-ember-resistant vents, debris in valleys and gutters, and wood components close to the roof. Check your address on the CAL FIRE Office of the State Fire Marshal maps. See fire-resistant roofing.
What should I get afterward?
- Photos of each roof slope and of any problem areas.
- A written summary of condition and recommended repairs, ranked by urgency.
- An opinion on remaining life, which is always an estimate.
- A separate written estimate if you want the repairs done.
Before you hire
Ask whether there's a fee and what the inspection includes. Check the license at cslb.ca.gov. Be cautious of anyone who knocks on your door offering a roof inspection right after a storm and then pressures you to sign that day.
Frequently asked questions
How often should a roof be inspected?
Many roofers suggest a look every few years and after major wind events, and more often on older roofs. Before the rainy season is a good time.
Will the roofer walk on my tile roof?
Experienced tile roofers know where to step to avoid cracking tile, but some damage risk always exists. Some inspections are done partly by drone or from a ladder.
Can a roof inspection help with my insurance renewal?
It can document the roof's age and condition if your insurer asks. Whether it changes a renewal decision is up to the insurer.
